Not only does water come through exposed joints where sealants have broken away or deteriorated, but water and moisture are also absorbed through concrete, stucco, granite and brick. With moisture being absorbed through the exterior walls of a building, it can cause moisture to build up and create unwanted damage. Coatings are also important to parking structures. Having a vehicular or pedestrian coating on the top of a parking garage keeps the water from traveling down to lower decks, which could cause structural damage. Expansion Joints

With all of the movement from hot and cold weather, the concrete and metal materials of buildings and parking structures expand and contract. In order for buildings and parking structures to survive this movement, they must have the proper expansion joints to allow the structures to expand and contract while protecting the integrity and safety of the structure. Maintaining and replacing the expansion joints can prevent costly repairs and serious safety hazards in the future.

With parking garages underneath the ground as well as below offices, water can easily find a way in and potentially cause a great deal of damage. With planters often surrounding buildings or even small cracks in the concrete of a garage, water can find its way through the ground and into a structure.
